A life between capitals

A home for a life between capitals.

Berlin is home to more than 150 embassies and diplomatic missions, most of them in the Tiergarten quarter and in Dahlem. LUCHS is planned for the way people around them live: representative when it matters, private the rest of the time, and finished on the day you arrive.

01

Finished when you arrive

Your home is handed over complete and to a high specification. On request, Fabian Freytag Studio develops the interior concept for your apartment. There is no building site between you and your first evening in Berlin.

02

Privacy by design

A gated ensemble with trained security staff on site from 6 p.m. to 6 a.m. A detection system with thermal imaging cameras runs along the boundary and is connected directly to the control room of the appointed security company. Residents and guests reach their own stairwell directly from the underground garage.

03

Twenty minutes to the diplomatic quarter

Tiergarten in around 20 minutes by car, BER airport in around 35. The city when you need it, silence when you do not.

04

International schooling within reach

Berlin International School on Campus Dahlem, an IB World School with pupils from more than 60 nations, is close by. Berlin British School, the John F. Kennedy School and Berlin Brandenburg International School are all in the south west of the city.

05

Architecture that endures

Eight villas by Hilmer Sattler Architekten, each with its own signature, in a villa quarter that has grown over more than a century. Gardens by Frank von Bargen. Built for permanence, not for a trend.

06

Room for guests and staff

Floor plans of up to 340 m2, with separate units, their own entrance and discreet circulation. Up to a certain stage of planning, two apartments can be combined into one home.

The Ensemble

Luchsweg 11–23. Living areas of up to 340 m². Up to 8 rooms, loggias, gardens and direct access from your own stairwell to the underground garage.

Developer

Zauner Developments

Zauner Developments is a Berlin based, family run developer of high end residential projects. Founded by Sebastian Zauner, the studio focuses on a small number of architecturally led buildings in the city's most established quarters, developed and sold in house, without a broker layer in between.

LUCHS Living is developed and sold directly by Zauner Developments. Every buyer speaks to the team that is building it, from the first call through to the handover of keys.

Security & discretion

A residence built for privacy.

The security concept is part of the ensemble, not an accessory.

Trained security personnel are on site from 6 p.m. to 6 a.m., which covers the arrival and departure of residents and guests through the evening and night. A detection system with thermal imaging cameras runs along the perimeter and is linked directly to the control room of the appointed security company. Response times are measured in seconds. The shared concept is carried by the community of owners.

Beyond that, arrangements can be made individually, depending on how you live: personal security when travelling privately or on duty, monitoring of your home while you are posted elsewhere, or professional pre employment screening for household staff.

The building technology follows the same logic. Every home comes with JUNG HOME smart building control as standard, operated from a wall panel or from your phone, locally and without an internet connection.

The Location

Grunewald, quietly.

Berlin's most established villa district, laid out in the nineteenth century and never rebuilt. The Grunewald forest, a recreational area nine times the size of Central Park, begins at the end of the street.

FAQ

Questions international buyers ask us.

Can foreign nationals buy property in Germany?

Yes. Germany places no restrictions on property ownership based on nationality, and you do not need a residence permit or German residence in order to own a home. The process is identical for German and foreign buyers.

Can I buy without travelling to Berlin?

Yes. Every property purchase in Germany is notarised by a notary. If you cannot attend in person, you can grant a notarised power of attorney, apostilled if it is issued abroad, and a representative signs on your behalf.

Is there a broker commission?

No. LUCHS is sold directly by Zauner Developments. You speak to the people building it, and there is no agent commission on top of the purchase price.

What costs come on top of the purchase price?

Real estate transfer tax as well as notary and land registry fees. These are set by statute and are identical for German and foreign buyers. We will go through the full figure with you in your consultation.

In which language is the process handled?

In English throughout, on request, from the first call to the documentation.

When is handover?

From winter 2027.

What does the security concept include?

Trained security personnel on site from 6 p.m. to 6 a.m., a thermal imaging detection system along the perimeter connected directly to the security company's control room, and direct access from the underground garage to your own stairwell. Individual arrangements are possible on top of that.

Can the apartments be built without barriers?

Yes. All apartments can also be realised as accessible units.

Eight villas. Eight signatures. One address.
