Developer
Zauner Developments is a Berlin based, family run developer of high end residential projects. Founded by Sebastian Zauner, the studio focuses on a small number of architecturally led buildings in the city's most established quarters, developed and sold in house, without a broker layer in between.
LUCHS Living is developed and sold directly by Zauner Developments. Every buyer speaks to the team that is building it, from the first call through to the handover of keys.

Security & discretion
The security concept is part of the ensemble, not an accessory.
Trained security personnel are on site from 6 p.m. to 6 a.m., which covers the arrival and departure of residents and guests through the evening and night. A detection system with thermal imaging cameras runs along the perimeter and is linked directly to the control room of the appointed security company. Response times are measured in seconds. The shared concept is carried by the community of owners.
Beyond that, arrangements can be made individually, depending on how you live: personal security when travelling privately or on duty, monitoring of your home while you are posted elsewhere, or professional pre employment screening for household staff.
The building technology follows the same logic. Every home comes with JUNG HOME smart building control as standard, operated from a wall panel or from your phone, locally and without an internet connection.
The Location
Berlin's most established villa district, laid out in the nineteenth century and never rebuilt. The Grunewald forest, a recreational area nine times the size of Central Park, begins at the end of the street.

Germany places no restrictions on property ownership by foreign nationals, and you do not need a residence permit in order to own a home here. What is different is the process. We will take you through it step by step, in English, from the first call to the handover of keys.

Yes. Every property purchase in Germany is notarised by a notary. If you cannot attend in person, you can grant a notarised power of attorney, apostilled if it is issued abroad, and a representative signs on your behalf.
No. LUCHS is sold directly by Zauner Developments. You speak to the people building it, and there is no agent commission on top of the purchase price.
Real estate transfer tax as well as notary and land registry fees. These are set by statute and are identical for German and foreign buyers. We will go through the full figure with you in your consultation.
